Near Troon, the Garden Flat is the whole self-contained ground floor of one of the finest country houses on the west coast of Scotland, combining modern luxury with Georgian character. With exclusive use of beautiful gardens and a tennis court, the flat has four luxury bedrooms all with ensuite bathrooms, a spacious sitting room, dining room, and fully equipped kitchen. Set in a private position within lovely countryside close to Scotland’s renowned west coast golf courses, the flat has its own private entrance and remote access via a key safe box. Guests have exclusive use of most of the seven-acre garden, and private use of the large terrace and garden area outside the flat. The terrace has lots of comfortable outdoor seating and dining furniture and a barbecue. There is a new tennis court with tennis and pickleball rackets and balls for guests to use.
Underwood House was built in 1785 for Captain John Kennedy, the last resident of Greenan Castle (now a teetering cliff-top ruin). The house was comprehensively upgraded in 2021, now combining modern luxury with unique Georgian features.
The Garden Flat is a spacious and comfortable apartment with luxury fittings and furnishings and high speed wireless internet throughout. There are four luxurious bedrooms, all with super-comfortable beds and ensuite bathrooms, each with a bath and plumbed overhead shower.
The sitting room is bright and comfy, with fabulous views and direct access to the gardens. There is a smart TV with Sky Stream, perfect for relaxing with a glass of fizz or cup of tea after a day out playing golf or exploring the beautiful Ayrshire countryside and beaches. There are lots of board games and jigsaw puzzles for rainy days.
The kitchen facilities are all new with everything you might need for your stay including a big fridge/freezer, washing machine and dryer, dishwasher, electric hob and oven, microwave, and Nespresso coffee maker.
The double aspect dining room, with great views of the garden, has a table for eight people and can also be used as a private workspace/study.
Guests have exclusive and private use of most of the wonderful landscaped gardens with a lovely woodland walk. The large pond and burn running the length of the grounds are out of bounds as they are not safe to enter (children must be supervised at all times when in the garden).

The house is situated in one of the most beautiful and secluded positions within the lovely countryside of South Ayrshire yet has quick and easy access to the centre of Glasgow (35 minutes by car), and to the world famous west coast golf courses including Royal Troon (12 mins), Prestwick (13 mins), Dundonald (14 mins), and Turnberry (35 mins). There are plenty of local shops nearby: the Heathfield Retail Park, with a large M&S Food Hall and 24-hour Asda, is just 10 minutes by car, and there is a convenient M&S food shop at the BP petrol station just 5 minutes away.
The fabulous Ayrshire beaches of Troon, Greenan, Croy, and Culzean are all close by.
Glasgow airport is 40 minutes by car and Prestwick airport is 15 minutes.
