This little house (apartment) is light and airy with an uplifting atmosphere because of the architectural features and fabulous water views from all rooms. It was built on a former gondola boatyard and has the footprint of the old boathouse but is absolutely up to date with the most modern, quality materials. It is beautifully appointed with Italian designer furniture, much better than the average apartment and has double height fronted glass windows. There is a small private patio at the front and a traditional wooden roof terrace which has panoramic views and is reached from steep stairs from inside the duplex apartment (not suitable for people with walking difficulties). The main living area is on the ground floor with a large balcony bedroom upstairs. 2 bathrooms and showers, one upstairs and one downstairs. Travertine marble flooring or natural oak throughout with underfloor heating if needed. Fully equipped Smeg kitchen with dishwasher, washer/dryer, hob and oven. HD TV, DVD, CD player, stereo system. Very fast WIFI and air conditioning. Mosquito screens on all windows (except the roof windows) as there are mosquitos in Venice with so much water. You can have all of the windows open in complete safety at night rather than the air conditioning. When you return after sight seeing, you will enjoy the peace and quiet of the apartment or really appreciate the local, less touristy community with many bars and trattoria on the Giudecca Fondamenta which has wonderful views of the famous Piazza, Doge's Palace, the Salute, San Giorgio, etc which is immediately across the water. Our local area has expansive views, not a narrow view as on the small canals. You can enjoy the sunset while having a drink on the Giudecca Fondamenta. Just down my street there is the famous Orient Express Cipriani Hotel where you can have a drink or an exceptional meal or Harry's Dolci within walking distance. At the other end of the price category, we have excellent take out pizza very nearby and the restaurants on Giudecca are a little cheaper than the rest of Venice. If you want to cook, there is the excellent local fish market (10 minutes walk) and food shops (5 - 10 minute walk). The apartment has a very convenient location, just one vaporetto stop to San Marco or San Giorgio island for the Craft Biennale. It is also very convenient for the Art and Architectural Biennale, only a few vaporetto stops without changing boats. The Lido for the famous Film Festival, cycling and the famous beach is a short ride. I have a local manager in Venice and she can arrange private taxis and airport pick up. She will also help you if you have any problems. The apartment is a quiet, tranquil escape from the crowds but so well located. There are absolutely no bridges or steps to worry about with suitcases when arriving or leaving Venice to the airport or train station with public water bus. Minimum 4 nights, not suitable for small children, no pets allowed. Strictly no smoking. Everyone loves the quality and location of this unique apartment. Many people tell me that one of the best things about Venice was enjoying the apartment. It is a joy to be in.
