Our house has a lot of character and overlooks the river Tenacola that runs nearby. This means you are never away from the sound of water; upstream and very close by there is a picturesque waterfall. It is an idyllic setting for a tranquil holiday away from it all, while simultaneously offering all amenities within walking distance.
A fifteen minute walk (or 3 minute drive) takes you into the main Piazza of the medieval hilltop town of Sarnano, where you can find fresh bread, cafes, shops, restaurants and anything else you might need. In 20 minutes you can reach the mountain ski resort of Sasso-Tetto at about 5000 feet - and you are only 45 minutes from the Adriatic coast and beautiful beaches around Civitanova Marche.
There are three bedrooms, sleeping 6 comfortably, and a large and airy living room and a large kitchen/dining room with doors opening up onto an outside veranda that overlooks the river. There is a lovely, spacious garden with a large in-ground swimming pool surrounded by a wooded area and rock terraces with beautiful views of the mountains and ample space for parking.

Bedroom 1 - located on the entry level (no stairs) is the master bedroom with double bed, ensuite bathroom and flat screen colour television with satellite connection and English and Italian language programs.
Bedroom 2 - located on the lower level of the house (completely above ground) with a double bed and doors going out to a gorgeous private patio. Full bathroom with bath/shower, toilet, and bidet located steps away at the end of the hall.
Bedroom 3 – Next to bedroom 2 on the lower level of the house (completely above ground) with twin beds and doors going out to a gorgeous patio shared with bedroom 2, a full bathroom with bath/shower, toilet, and bidet located steps away at the end of the hall (shared with bedroom 2).

En suite bathroom to bedroom 1 with bath/shower over, bidet, WC; second bathroom with shower, bidet, WC; separate cloakroom with WC and washing machine and dryer.
Kitchen and Dining Room:
Spacious, well-equipped gourmet kitchen, opening onto balcony and linked to dining area. Contains electric double oven, gas hob, fridge, freezer, dishwasher, kettle, and toaster. The dining area is next to the kitchen and faces a balcony overlooking the river.
Living Room:
The living room has a large open fire, flat screen colour television with satellite t.v internet connection.
Cleaning/Towels/Linen/Maid service:
Towels and bed linen are provided and the property is cleaned between lets.

Outside
There is a large swimming pool with adjacent terrace, and a spacious garden with appropriate garden furniture. The lawn adjoins a wooded area with rock terraces leading down to the river, making the supervision of young children essential.
Activities:
Swim in the large private pool in our garden, or cool off in the nearby waterfall. A 10 minute walk takes you to a nearby Agriturismo (farm) with a pizzeria as well as horseback riding.
In the town of Sarnano is a Spa famous for its water, which is said to have special properties.
Coast/Beach
The Adriatic coast is about 45 minutes drive away, with a selection of beaches and resorts.
Skiing
There is a small ski resort at Sasso-tetto; about twenty minutes drive from the house. Ski passes can be purchased in Sarnano.
Golf: There's a driving range 30 minutes away in Macerata and a full golf course in Sirolo 70 minutes away.
How to get there
Ancona, Falconara Airport is about 75 minutes drive; Pescara is about two hours; and Rome airports are about three and a half hours.
Distances
Sarnano is three minutes drive; or a 15 minute walk, it is 35 minutes to Macerata and an hour to Ascoli Piceno; one and half hours will get you to Perugia in Tuscany, two hours will get you to Assisi and Urbino, three hours to Venice or Rome. There is excellent walking on the doorstep in the Sibillini National Park.
