Casa degli Ulivi is a large stone farmhouse, converted to modern standards. The house is situated on the Tuscany-Umbria border above the much sought after beautiful Niccone Valley, over which it has unrivaled views. It is at the end of a quiet gravel road which is lined with the classic Italian cypress trees and olives and passes the ancient castle of Lisciano Niccone. The house and its large grounds are completely private and not overlooked but within a few minutes (by car) of 2 lively villages with shops, restaurants, pizzerias, gelaterias and summer festas. The lawn at the front of the house is surrounded by large trees, pear, horse chestnut and olives, while at the front of the house is an outdoor dining area under a covered pergola, so there is always some shade. There is ample parking space. Free wifi.
The house has 5 bedrooms; 3 double and 2 bedrooms with 2 and 3 single beds between them. The house sleeps 11 comfortably, cots can be provided for 2 babies with prior arrangement. Downstairs is a dining room opening onto the front lawn and connected to the well-equipped kitchen. The kitchen also opens onto the lawned area in front of the house and furniture for outside dining. Also on the ground floor are 2 bedrooms - one twin and one double and a bathroom with bath, shower, WC and basin. Stairs from the dining room lead up to the sitting room and 3 bedrooms (2 doubles and a triple single bedded room) and 2 bath/shower rooms leading off it. The sitting room opens onto a small loggia with steps down to the lawn.
The pool is on an upper terrace among the ancient olive trees which stretch up to Lisciano Niccone castle. The pool measures 12x6m and has a deep end to 2.2m. It has a shady pergola to one end and good quality sun-loungers with head shades. The views are all on sides; beautiful and extensive.
